Sea~Na on the Beach — Unit 309 Short-Term Rental Agreement

1. Parties

This Short-Term Rental Agreement is between the primary guest identified in the reservation and Anna Burke as Landlord.

2. Premises

404 E Denver Ave, Unit 309, Wildwood Crest, NJ 08260.

3. Rental Term

The check-in and check-out dates shown in your booking. Check-in is 3:00 PM and check-out is 10:00 AM.

4. Rental Rate, Payments & Security Deposit

The rental price and payment schedule shown in your booking quote.

The refundable security deposit shown in your quote is due before check-in. It is generally returned within 1-3 business days after checkout provided no damages, missing items, or other amounts are due.

Scheduled payments must be made by their due dates. If a scheduled payment remains unpaid, Landlord may provide notice and, after the payment has remained unpaid for 7 calendar days, may elect to cancel the reservation. Cancellation for nonpayment is not automatic and requires manual action by Landlord. Any refund or amount retained following a nonpayment cancellation will be handled under Section 9, except as otherwise required by law. Arrival and access information will not be released while any required payment, including the security deposit, remains unpaid.

5. Keys

Keys are provided in the lockbox outside Unit 309. Please keep the lockbox closed and return all keys to the lockbox at checkout. A lost key may result in a $75 charge per key.

6. Pets and Service Animals

Pets are not permitted on the premises, except service animals as required by applicable law.

7. Parking

The reservation includes one designated parking space, labeled 309. The required parking pass must be displayed in accordance with Four Winds rules.

8. Linens, Trash & Condition of Premises

Bed linens, pillowcases, and towels are provided. Guest shall dispose of waste and leave the premises in good, clean, ready-to-rent condition. Guest is responsible for damage caused during the stay beyond reasonable wear and tear.

9. Cancellation

45 or more days before check-in: 100% of rental payments received will be refunded, less a non-refundable payment processing fee equal to 3% of rental payments received.

14 through 44 days before check-in: 50% of rental payments received will be refunded.

Fewer than 14 days before check-in: no rental-payment refund.

10. Occupancy, Age, Visitors & Subletting

Subletting is prohibited. Maximum occupancy is six (6) persons. The primary booking guest must be at least 25 years old and must be personally present for the duration of the stay. Unauthorized visitors are not permitted. The primary booking guest is responsible for all occupants and for ensuring compliance with this Agreement and Four Winds Condominium Association rules. Misrepresentation of age, occupancy, or the purpose of the reservation is a serious violation and may result in termination of the stay without refund, to the extent permitted by law.

11. House Rules, Parties, Smoking & Quiet Hours

No parties, events, Senior Week stays, or unauthorized youth gatherings are permitted. Smoking or vaping of any kind, including tobacco, cannabis, and electronic cigarettes, is prohibited inside Unit 309. Guest and all occupants must comply with Four Winds Condominium Association rules, including parking, pool, common-area, and quiet-hour requirements. Quiet hours are 10:00 PM to 8:00 AM. Guest is responsible for the conduct of all occupants. Serious or repeated rule violations may result in termination of the stay without refund, to the extent permitted by law.

12. Entry, Maintenance & Surrender

Landlord may enter for reasonable repair or other necessary action with appropriate notice when practicable. Guest shall use the premises carefully and lawfully and surrender it in good condition at checkout.

13. Refunds, Liability & Hazardous Materials

No refund is due for a shortened stay or unfavorable weather. Landlord is not responsible for loss or damage to guest personal property except as provided by law. Hazardous, flammable, explosive, or similar prohibited materials may not be brought onto the premises except ordinary household or cooking items.

14. Entire Agreement & Governing Law

This agreement contains the terms agreed to by the parties and is governed by New Jersey law.
